Contaminated land investigations are typically undertaken as part of the planning process, but also form an integral part of any due diligence exercise or feasibility assessment for a proposed development.

Contaminated land investigation is a risk assessment exercise, undertaken in much the same way as the better known health & safety risk assessment, whereby all potential hazards relating to contaminated land are assessed on an individual basis and risks from the identified hazards are either ruled out or carried forward for further assessment or remediation.

Potential contamination risks are wide-ranging and often site specific, but typical hazards include mobile hydrocarbons such as fuels and oils, imported Made Ground which can include various industrial waste products, and ground gas generated from nearby andfills and other areas of infilled ground.
